- FAR values here are common figures for each city. Your specific plot may be different.
- Wider roads often allow a higher FAR. Corner plots may have different setback rules.
- Stilt parking, basement and staircase are counted differently in different cities.

- Building beyond the allowed FAR can mean a demolition notice or a heavy compounding fee.
Common questions
What is FAR and FSI?
They are the same thing with two names. Floor Area Ratio, or Floor Space Index, is how much total floor area you can build compared to your plot size. FAR 1.5 on a 1,000 sq ft plot means you can build 1,500 sq ft in total across all floors.
What is ground coverage?
The maximum portion of the plot you can cover at ground level. If ground coverage is 60% on a 1,000 sq ft plot, your ground floor can be 600 sq ft. The remaining 400 sq ft is open space and setbacks.
Can I build more than the allowed FAR?
Legally, no. Many people do and later face a compounding fee, trouble getting a completion certificate, or difficulty selling. Banks also refuse loans on unapproved construction.
Is FAR the same in every city?
No, and this is where most people go wrong. Delhi, Mumbai, Bangalore and small towns all have different rules. Some cities also give extra FAR on payment. Always check locally.
