Construction cost by city
The same house costs different amounts in different cities, and almost all of that difference is labour and logistics — not materials, and not land.
The national bands
Before any city adjustment, the per-square-foot bands by finish level are:
| Finish level | ₹ per sq ft | What it means |
|---|---|---|
| Basic | 1200 – 1800 | Standard fittings, basic vitrified flooring, no false ceiling. A sound, liveable house with nothing decorative. |
| Standard | 1800 – 2500 | Branded sanitaryware, better flooring, modular kitchen, some false ceiling. What most families actually build. |
| Premium | 2500 – 3500 | Designer finishes, full false ceiling, premium fittings, better joinery and hardware throughout. |
| Luxury | 3500 – 5000 | Imported materials, custom joinery, home automation, landscaped outdoor areas. |
Each city then carries a multiplier on top. A multiplier of 1.30 means construction there runs about 30% above the national band, which is roughly the Mumbai position. Cities below 1.00 build cheaper than the national average.
