By using this site you accept these terms. They are short and written to be understood rather than to be impressive.

1. What this site is

GharCost provides estimating tools for house construction in India. It is an information service. It is not an engineering, architectural, surveying or contracting service, and using it does not create a professional relationship of any kind.

2. Estimates are not quotations

Every figure produced here is an estimate built on published thumb rules and benchmark market rates. It is not a quotation, not a valuation, and not a commitment by anyone to build anything at that price.

Actual cost depends on soil, site access, structural design, specification, season and your supplier. Two houses of identical size on adjacent plots can differ by lakhs.

4. Building rules are yours to confirm

FAR, FSI, ground coverage and setback figures on this site are common values for each city. Your specific plot may be governed by different rules. Always confirm with your municipal body or development authority before finalising a design. Building beyond the permitted limit can mean a penalty or a demolition notice, and that is entirely your responsibility.

5. Loan figures

EMI and pre-EMI calculations assume a fixed rate. Most home loans in India are floating. Processing fees, legal charges, valuation and insurance are not included. Your bank's sanction letter is the only correct source.

6. No liability

The site is provided as it is. To the extent the law allows, we accept no liability for loss arising from decisions made using it — including budget overruns, disputes with contractors, or work that has to be redone.

You are responsible for verifying anything that matters before spending money on it.

7. Using our content

Read the site, use the calculators, share the links — all fine, and sharing a result link is exactly what they are designed for.

Republishing our written guides, tables or benchmark rate data elsewhere is not. Automated scraping of the site is not permitted. If you want to cite a figure, cite it and link back.

8. No commercial relationships

We carry no affiliate links and take no commission. No builder, supplier, brand or bank pays to appear here or to influence a calculation.

9. Availability

We do not promise the site will always be up, and we may change or remove calculators. If a formula turns out to be wrong we will correct it, which may change results you saw earlier.

10. Governing law

These terms are governed by the laws of India. Courts at Pune have jurisdiction.
