About the numbers
Rates
Material and labour rates here are researched market figures. Your area will be different, sometimes by a lot. Rates also change through the year. Always get local quotations before finalising a budget.
Quantities
Material quantities come from standard industry thumb rules. Your actual requirement depends on the structural design, soil conditions and the specification. A bar bending schedule from your engineer is the real answer for steel, not our thumb rule.
FAR and building rules
FAR, FSI, ground coverage and setback figures are common values for each city. Your specific plot may have different rules. Always confirm with your local municipal body or development authority before finalising a plan. Building beyond the permitted limit can mean a demolition notice or a heavy penalty.
Loan calculations
EMI and pre-EMI figures assume a fixed rate. Most home loans are floating and will change. Processing fees, legal charges, valuation and insurance are not included. Your bank sanction letter is the only correct source.
