1200 sq ft is the most common house size in India, mostly because 30x40 is the most common plot size. If you have that plot, this is the number you are looking for.
The short answer
For 1200 sq ft of built-up area with standard finishes, plan for Rs 21 lakh to Rs 26 lakh in a tier-1 city. Basic work comes down to about Rs 17 lakh. Premium finishes take it past Rs 34 lakh.
But there is a bigger decision hiding inside that number, and it is worth understanding before you look at any rate.
Build wide, or build up?
On a 30x40 plot you have two ways to reach 1200 sq ft:

Building up is cheaper per square foot, and the reason is simple. Foundation and roof are the two most expensive parts of a house. When you go up a floor, you share the same foundation and the same roof across twice the area.
On a 1200 sq ft build the saving usually works out to Rs 80,000 to Rs 1.5 lakh. You also keep half your plot free for parking, a garden or a future extension.
When building wide still makes sense
- Elderly parents who should not climb stairs daily
- Your plot has a low FAR limit and you cannot build two floors legally
- Soil is poor and a deeper foundation for two floors costs more than the saving
Check your FAR before deciding anything. On some plots the choice is already made for you by the bye-laws.

How much material for 1200 sq ft
Write this down and ask your contractor for his material list. If his cement figure is 350 bags instead of 480, one of you is wrong and it is worth finding out which before the slab is poured.
What 1200 sq ft actually gives you
People often plan the budget before planning the rooms. A typical 1200 sq ft layout fits:
- 2 or 3 bedrooms, one of them with attached bath
- A hall and a separate dining area, or one combined space
- Kitchen with a small utility
- 2 bathrooms
Three bedrooms in 1200 sq ft means small bedrooms. Two bedrooms means comfortable ones. This is a real trade-off and it is easier to decide now than after the walls are up.
Costs that sit outside the per sq ft rate
Every rate you are quoted covers the building only. On a 30x40 plot, budget separately for:

Together these commonly add Rs 4 lakh to Rs 8 lakh. That is 20% to 30% on top of your building cost, and it is the single most common reason people run out of money at 80% completion.
Before you finalise the budget
- Decide wide versus up first. It changes the cost more than any material choice.
- Check your plot's FAR and setbacks. The rules may decide it for you.
- Add the extras above as a separate line, not as a footnote.
- Keep 10% contingency. Something always comes up.
- Get three labour quotes. Labour is your biggest single cost and people negotiate it least.
Three ways to lay out 1200 sq ft
The budget conversation is easier once the plan is settled, because the plan drives the cost more than any material choice does.

Three bedrooms in 1200 sq ft means roughly 100 to 110 sq ft each once you allow for circulation and bathrooms. That is a bed, a cupboard and not much else. Two bedrooms at 140 to 160 sq ft feel like proper rooms.
Decide this before the drawings, not after. Moving a wall on paper is free. Moving it after brickwork costs you the wall twice.

Going up costs about three extra months. If you are paying rent or pre-EMI, price that in when comparing wide against up โ it eats into the construction saving.

Most of the spread is labour. Sand is the material that varies most, because it does not travel economically and river sand restrictions have pushed metro prices up sharply.
If you are taking a loan
A construction loan is not released in one payment. It comes in stages as work completes, and you pay interest on each release from the month it happens.

Over a 15 month build on a Rs 18 lakh loan, that pre-EMI interest commonly totals Rs 1.2 lakh to Rs 2 lakh โ paid while you are also paying rent somewhere else. Ask your bank for a written pre-EMI projection against their disbursement schedule. They will give it if you ask, and almost nobody asks.
Mistakes specific to this size
Squeezing in a third bedroom
The most common regret on 1200 sq ft. Three cramped rooms are worth less, in daily life and at resale, than two good ones plus a usable study.
Building wide on a plot that allows two floors
You spend more per sq ft and lose your open space. Check the FAR before assuming a single floor is simpler.
Undersizing the staircase
On a G+1, a cramped staircase is something you notice every single day and can never fix. Give it proper width even if it costs a few square feet elsewhere.
Forgetting the utility area
Washing machine, drying, storage. Left out of the plan, it ends up occupying a balcony or a corner of the kitchen permanently.
Questions people ask
Can I build 1200 sq ft in 15 lakh?
In a small town with basic finishes and your own supervision, it is achievable. In a metro at standard finish, no. Anyone quoting that in a city is either excluding a great deal or planning to recover the gap in specification.
Is 30x40 enough for a G+1 with parking?
Usually yes. With setbacks you typically get around 600 to 700 sq ft of footprint, which leaves room for covered parking in the front setback where local rules allow it.
Should I finish both floors together?
Build the structure of both together โ that is where the saving is. Finishing the first floor can wait a year. Living on a completed ground floor with a bare first floor is entirely normal and keeps you from borrowing more than you need.
How much steel for 1200 sq ft?
